NHI was co-founded by Andrew Bedard and Aaron Muse. Both remain principals of the organization today. We have included profiles of our senior leadership team below:
Andrew Bedard, Principal, co-founded NHI after a successful career in the affordable housing and insurance industries. As a previous owner in multiple affordable housing communities across the country, Mr. Bedard witnessed the challenges of securing appropriate insurance coverage at a price that was manageable in a development's operating budget. Mr. Bedard partnered with one of Maine's largest agencies, the Varney Agency, to educate and develop programs to address this underserved and misunderstood segment of the real estate market. Within two short years, Mr. Bedard and his team organically expanded the agency's footprint to 43 states and insuring over 40,000 housing units nationally. Mr. Bedard and his partners bought out the agency and founded NHI in 2010.
Mr. Bedard is a native of Maine and graduated from the University of Maine where he earned a full athletic scholarship as the starting point guard for the Maine Black Bears. Mr Bedard resides in New Glouchester, Maine with his wife and two children. The Bedard family enjoys sports, fishing, and camping.
Aaron Muse, Principal, co-founded NHI after a successful career as a member of a national tax credit acquisition team. As a senior member of this team for 8 years, Mr. Muse originated a portfolio of over $100mm in successful real estate acquisitions, totaling over 2,400 units. Additionally, he has ownership interests in 24 properties, comprising over 2,000 units in total national scale. Mr. Muse has extensive knowledge of the components that lead to successful, tax-exempt bond financed acquisitions with the utilization of IRS Section 42 low-income housing tax credits.
In addition to co-founding NHI and helping to develop its book of business to encompass over 40,000 housing units, Mr. Muse has originated over 1,200 units of additional apartment acquisitions through his co-founded consulting company, Affordable Housing Solutions, LLC (AHS).
Mr. Muse is a graduate of Southern Maine Community College in South Portland, Maine and has a degree in Environmental Technology. He resides in Windham, Maine with his wife and two children.
Philip O'Hearn, Principal, started the O'Hearn Insurance Agency in 1994 after a successful career in commercial banking and commercial real estate. The agency grew organically to approximately $10mm and was active in the insuring of several affordable multi-family developments. In October 2008, the decision was made to leave the Nationwide Insurance exclusive agency system and become an independent agency. Since that time the agency has grown substantially in both personal and commercial lines. In 2010, Mr. O'Hearn became a key member of the NHI team and brings a wealth of knowledge, leadership, and experience. Mr. O'Hearn holds an MBA, LUTCF, MDRT and securities licenses and is a partner in a mortgage company.
Mr. O'Hearn has been involved in many community projects in his hometown of Cape Elizabeth, Maine.
